Paying Rent
The due date for rent is contained in your lease. If the due date falls on a Saturday, Sunday or national holiday, then rent is due the next business day. Remember that we cannot accept partial payments.
Every tenant has their own portal that allows you to pay your rent, set up recurring payments, and access your history of payments..
How to pay:
- Pay online: Log in to your tenant portal to see your balance. Follow the prompts to pay your rent online.
- Auto-Pay: Log into your tenant portal and follow instructions to set up auto-pay. Monthly rental will be paid automatically from your choice of payment method without your having to remember to go online every month to pay.

Emergency Maintenance
Emergencies
Anything related to the property under lease that is an immediate threat to life, health, or the property constitutes an emergency. If the situation is life threatening, please call 9-1-1 immediately and report to us after the situation is under control and the authorities are on the scene.
Examples of severe emergencies that require our immediate attention:
- Fire
- Flood
- Sewage back-ups
- Roof leaks
- Lightning strike
- Broken water pipes with ongoing water flow
- Fallen tree or large limb on the house
If you are experiencing any of the above severe emergencies that do not require a 9-1-1 phone call, please contact our after-hours, weekend and holiday emergency line at 404-991-0798 and follow the prompts to get assistance.
Gas Smell
If you believe you smell gas, please go outside immediately and call Atlanta Gas Light at 877-427-4321. Ask other residents to remain outside until gas company personnel arrive on the scene. Do not do anything that may cause a spark including ringing doorbells or using electronic devices.
Power Outage
If your power (electricity) is out, please call Georgia Power at 888-891-0938.
Water
If water is running or leaking from a fixture (e.g., toilet, sink, etc.), please locate the shut-off valve for that fixture and turn clockwise to shut off the water supply to that fixture. If the main water line is broken, please call the water company that services your home.

Security Deposit
Your security deposit is collected at the start of your lease and held in escrow throughout the duration of your tenancy. We’ll be sorry to see you go, but when it’s time to move out, we know a key concern is getting your security deposit back.
The move-out inspection is based on the same information documented in the inspection report that was completed when you moved in. A copy of this report is provided to you at move in. Move out inspections are completed by a team member charged only with documenting property condition. All judgements regarding tenant damage vs. normal wear and tear are made in the office by a different team member using multiple computer screens to compare all rooms, surfaces, appliances, etc. Remember that you must leave the utilities connected at move-out, and until all your possessions have been removed and the keys are returned to us, you are still liable for the rent.
Our goal is to return 100% of every tenant’s Security Deposit every time! Please note that we do not benefit from retaining any portion of the Security Deposit. All retained funds for damages go to the property owner for making required repairs. In fact, Your Intown Home Property Management only loses time and money when we have to spend time documenting damages, communicating with all parties and usually helping organize the repair work itself.
Below are some tips to help you prepare for your move-out inspection to give you the best opportunity for a full refund of your security deposit.
See our Tenant FAQs for more detailed information about end-of-lease questions and issues.
